Two and half years after it was dumped in a cold storage, the approx ten thousand acre Bidadi knowledge city at Bidadi, 30 kms from Bangalore on Mysore road is seeing some action again.
Karnataka government has started the process of selecting a developer for the project. Meanwhile, as per reports in the media, DLF (the original selected developer of 2007 which subsequently pulled out of the project in 2009 citing non-viability due to the then prevailing downturn) is buying out its 50:50 foreign partner – The Limitless group- which is part of Dubai world at Rs 200cr giving rise to speculation that DLF may be willing to re-enter the fray if provided with an opportunity.
The project that would have office complexes, shopping malls and entertainment spaces besides housing for 7 lakh people is expected to come up on 9178 acres and is expected to generate revenue of around Rs 50,000cr for the eventual developer.
Bidadi has, even otherwise, seen some lifestyle and recreational developments around itself. While the 500 acre Eagleton golf village which includes 200 acres of residential development has been a destination for golf enthusiasts and luxury gated plot seekers for a while now, Wonder-la amusement park and Innovative film city are the recent additions. Work places wise too, Toyota’s plans to make future investments in the facility and the existing Bidadi industrial corridor have ensured that more people will work out of Bidadi in the future.
For Bangalore, the emergence of Bidadi as an alternative to Devanahalli will be a great positive. For one, it is in the south on the all important Bangalore- Mysore corridor as compared to Devanahalli which is in Bangalore north. Besides, large parcels of land are now available with government agencies only in Devanahalli making the future development highly skewed in favour of Bangalore north. If Bidadi project happens, it will balance out the geography making the development more even.
