Part of FIRST CAPITAL macro view series for the benefit of consumers about what might happen by 2011.

You may read it just for fun but it has been written in all seriousness.

THE RUNNING THEME & DECIDING FACTORS
1) Political instability likely to continue with coalition rule.
2) Consequently infrastructure development may continue to be in a limbo.
3) Bangalore will curse their city for all its ills but people from all over the world will continue to flock in large numbers due to the city's proven technological prowess which will only grow by the day.
4) Metro and mono rail work will START but NOT FINISH.
5) Prominent areas like MG ROAD, JAYANAGAR, and INDIRANAGAR will suffer due to the inordinate delay in completion of local rail network.
6) Vehicle population which is at 24 lacs (which was 10 lacs 5 years back) will grow to 42 lacs there by jamming all roads in the present Bangalore.
7) Whichever main and cross you may live in any BDA layout, it will be a MAIN road in front of your house with continuous traffic.
8) Consequently, people will move out of BDA layouts in large numbers and embrace gated communities, if they can afford.
9) Businesses and people will move to today's suburbs as they may have to pay toll to even enter the present CBD.
10)People will catch flights the way they are catching autos now and Work on Bangalore's second airport at BIDADI WILL START though it will be only domestic and primarily catering to low cost airlines.

WHAT WILL HAPPEN TO THESE INVESTMENT HOTSPOTS?

1) DEVANAHALLI: The present super star of realty is likely to become the MEGA STAR. With 10 malls, 7 5-star hotels, 6 major hospitals, 6 major schools, 3 golf courses and 1 international and domestic airport in the vicinity, the area between CHIKAJALA to NANDI HILLS will be the abode of the rich and well heeled that will have no place or patience for the middle class. It will be a all new city by itself and NOT an extension of Bangalore. The only concern will be water scarcity but never mind. The rich can afford tankers which will drill the entire area dry from CHIKBALLAPUR till the AP border. DEVELOPMENT at the cost of ENVIRONMENT.

2) WHITEFIELD: Can go either way. It will depend on whether the metro link from Bayyappanahalli will materialise and whether the perepheral ring road to devanahalli will complete.

3) BIDADI: Will be next to DEVANAHALLI but again will depend on the NICE corridor and the 2nd airport.(Those of you laghing about the 2nd airport stuff kindly reserve your laughs a few more months till a central govt policy on 2 airports in all metros is out)

4) SARJAPUR TO HEBBAL ORR: Will depend on the peripheral ring road which will take the cargo traffic. If that does not happen in the next 2-3 years, this stretch will be a nightmare

.
5) DODBALLAPUR ROAD: Will continue to play the poor cousin of Bellary road but nevertheless will be an important stretch.

6) HENNUR- INTL AIRPORT LINK ROAD: Pure lottery stuff. If it happens you are the CROREPATI.

7) BANNERGHATTA ROAD: This cash cow is already milked sufficiently.

8) Kanakapura road: The family mart junction is not big enough for a family to pass through. HoW will you reach your green DREAM HOME?

9) HOSUR ROAD: THE ROAD OVER ROAD WHICH HAS JUST BEGUN, has permanently killed any chances of a rail link. It is a pity that this proposal is supported by some of the best brains of Bangalore. They should realize that any amount of road development is useless if a mass transport system can not be introduced. We feel it will be bad to worse on this stretch. Add to that the fact that this will be a toll road. Further, this stretch will be really far from Both DEVANAHALLI and
BIDADI AIRPORTS.
